Land Clearing in Nassau County, FL: Yulee, Fernandina Beach, Callahan

Nassau is the one county where I clear pine in rows. Rayonier and family timber planted most of west Nassau in slash pine over palmetto and gallberry, and the lots come out of those stands. The skid steer mulcher is $2,700 a day, transport from Middleburg included. Land clearing in Nassau County starts with a walk-through and a look at the ditch grade. Land Clearing Services Available in Nassau County

Seven work services, Wildlight to Hilliard. The land clearing service removes planted pine, palmetto, wax myrtle and stumps; heritage oaks stay:

  • Land clearing to dirt with stumps out: $2,800 to 5,000 an acre.
  • Forestry mulching services for pine rows and underbrush: $2,700 a day.
  • Stump grinding, $4.25 an inch with a $160 minimum.
  • Lot clearing on small residential lots, quarter acre at $1,900 flat.
  • Brush clearing and underbrushing on old pasture and along a fence line.
  • Tree clearing and tree removal with the county permit squared away first.
  • Site prep and dirt work: rough grade plus pad, each pad quoted on its own.

Concrete, wells, septic and house demolition are not mine. I know the right people for those.

Lot Clearing and Acreage Clearing for New Homes in Yulee and Callahan

Nassau County's builders pulled 887 single-family permits in 2025, 768 of them unincorporated (Census Building Permits Survey), down only 4 percent. The lots are at Wildlight, along the SR 200 corridor, in Nassauville, and on the 1 to 10 acre tracts around Callahan and Hilliard. Residential land clearing on a 1-acre Yulee lot near Wildlight was one day of mulching, $2,700, plus a $3,900 pad: rough grade and 12 inches of compacted fill above crown of road, three roller passes. Property development on commercial land along SR 200 gets the same sheet as residential jobs; commercial land clearing and site clearing run by the acre. Site preparation here includes a ditch check, because the pine rows were bedded for drainage and the beds still move water.

Forestry Mulching and Brush Clearing on Planted Pine and Old Pasture

Forestry mulching takes a planted pine lot down in one pass, trees and brush to 8 inches, and leaves a mulch layer 2 to 4 inches deep instead of a burn pile. On platted lots that matters; out past Callahan a Florida Forest Service burn authorization is sometimes practical, and I will tell you which you have. Palmetto root mats shred under the drum; a rotary cutter only trims fronds. Wax myrtle on old pasture is the other job here: clearing brush and undergrowth that came up after the last hay cut. Twelve acres of it near Callahan took the 300-hp mulcher three days. Under the hammock oaks it becomes selective clearing: oaks stay, myrtle goes. Removing vegetation this way keeps the topsoil, and gallberry will not overgrow the lot for a couple of years.

How Much Does Land Clearing Cost in Nassau County?

Planted pine and palmetto flatwoods mulch at $1,400 to 2,300 an acre by density. The sandy ridges run $1,100 to 1,700. Live oak and magnolia hammock near Lofton Creek, oaks kept, runs $2,000 to 3,200. Full clearing to dirt with stumps is $2,800 to 5,000. The 12-acre pasture reclaim came to $12,300 plus transport for the big mulcher. The wet-season day on flatwoods, June to September, and the tortoise survey, $400 to 900, go in the written price first. Nassau mosquitoes drill like a Seabee battalion and never miss muster.

  • Skid steer mulcher $2,700 a day, transport included across Nassau County; 300-hp mulcher $4,100 a day plus transport.
  • Root rake or dozer grubbing runs $165 an hour; haul-off is $650 to 1,200 per 10-yard load.

The Ground Property Owners Clear From the St. Marys River to Amelia Island

Nassau ground is planted pine first, everything else second. The stands sit on flatwoods sand, hardpan 12 to 30 inches down, bedded in rows that hold water June to September; the soil survey calls it a spodosol. Natural flatwoods and wax myrtle thickets cover old pasture around Callahan and Hilliard off US 301. The ridges along SR 200 and US 1 are sandy and carry gopher tortoises. Live oak and magnolia hammock lines Amelia Island and the Nassau River; cypress and titi bays on Thomas Creek and salt marsh on the Intracoastal stay out of the footprint. Pine and hardwood mulch alike; palm boots do not. A mulcher floats on wet beds where a dozer sinks. Walk the property with me and I will read the site conditions.

Tree Permits, Wetlands and Protected Species Before You Clear in Nassau

The Nassau County tree protection ordinance covers trees 8 inches DBH and up outside bona fide agriculture, heritage live oaks at 36 inches, with mitigation; clearing ahead of a building permit needs the county clearing permit. The city on Amelia Island runs a stricter tree code, and Wildlight carries its own DRI conditions. Timber tracts under greenbelt classification follow silviculture BMPs. The SJRWMD Environmental Resource Permit is triggered by fill and drainage changes, not clearing: a pond or a filled wet corner needs the ERP before excavation; the St. Marys River takes no fill. FWC gopher tortoise rules apply on the ridges: survey within 90 days, no work within 25 feet of a burrow. Bald eagle nests on the Nassau River and Lofton Creek carry a 660-foot buffer. On our jobs in Nassau the burrow flags go in on the walk-through.

Storm Debris Cleanup by the Load

Matthew in 2016 surged Amelia Island and took down live oaks that had stood two centuries. Irma in 2017 flooded the St. Marys and the Nassau River and laid pines across the SR 200 lots. Storm cleanup on a private lot is the owner's bill; FEMA takes public roadside debris, not what is behind your gate. Haul-off runs $650 to 1,200 per 10-yard load; 2 acres of heavy storm wood is about 11 loads. Planted pine snaps at the top and stands there leaning. Laurel oak fails at the heart. Trees and branches down? Text me a picture for a load count.

Land Clearing Questions from Nassau Property Owners

How much does land clearing cost per acre in Nassau?

Planted pine and palmetto mulching is $1,400 to 2,300 an acre; full clearing to dirt with stumps is $2,800 to 5,000. A 1-acre Yulee lot was one day, $2,700, plus $3,900 for the pad. Twelve acres of pasture came to $12,300 plus transport with the big machine.

What do professional land clearing services in Nassau include?

Mulching or grubbing the vegetation, pulling stumps where the plan calls for dirt, and rough grading the pad. Land clearing services in Nassau also cover the county clearing permit, the tortoise survey and the haul-off. Pond excavation, drainage swales and final grading are separate lines the homeowner sees first.

Do I need a permit to burn cleared brush on my lot?

Yes, a Florida Forest Service burn authorization, and on a platted Yulee lot you will not get one in practice. West of Callahan on a timber tract it is sometimes workable. Mulching skips the question: the material stays as ground cover and the lot is clear the same day.

Can you handle a heavily wooded timber tract or larger land clearing projects?

Yes, we have the equipment to handle it. The skid steer takes 8-inch stems; the 300-hp mulcher takes a woodland tract of pine and hardwood to 12 inches, and it did the 12-acre Callahan job in three days. Two days transform a pine lot into a staked pad. Equipment and expertise came out of my Seabee years.
